When using smart floorplan for non-separarated conservatories, is the data for the floor area, glazed perimeter and any heat loss perimeter collected incorporated into the etech survey? Thanks.

Hi,
how do you show a non-separated conservaory on the EPC floor plan in SMART Survey. I currently show it as an extension (and enter conservatory dimensions manually into the conservatory section) but if there are already two extensions then I cannot display the conservatory as a different shading.

Hi, If you have more than two extensions that you wish to mark in TMA, then unfortunately you can't. Our research showed it would be rare to get this, and we rarely are asked to allow for more than two extensions. If anyone has the need for more extensions please tell us so we can update the software in the future. Surely the non separated conservatory is simply drawn to shape and named as a conservatory from the Dining Room section. Then measure the glazed perimeter and manually enter into smart survey, then work out the area of conservatory and enter in the same way. That way, the HLP and additional area will calculated with the main building, but the glazed perimeter and conservatory area will be accounted for.
If the conservatory is entered as an extension, smart survey will presumably be expecting further data such as date of construction, construction method, roof and floor insulation etc. Also RdSAP only allows for maximum of 2 extensions.
When a separated conservatory is encountered, draw and name as above. Click on epc and select exclude, the conservatory will not then be included in the area and HLP calculation of the building.

Be careful with non-separated conservatories as the dimensions are added to the main dimensions, so not only do you have to enter the dimensions for the conservatory manually in smart survey you also have to subtract them from the main dimensions in smart survey. Dan

Hi James
As mentioned above, entereing non-separated conservatories has to be done manually. A useful feature would be to have an option to label the conservatory on the EPC floor plan, with a different shading to extensions 1 and 2, and then send the dimensions (area/glazed perimeter) back to the conservatory section of SMART Survey. Basically this would function the same as a third extension with dimensions calculated and subtracted from main and then entered automatically into the conservatory section of SMART Survey.

Non separated conservatories are now dealt with properly - you can specifically mark them up and also mark their walls as Glazed, with all the relevant totals being calculated.
